BREWERY BUILDING
///The firm’s work not only provided much needed capital improvements to the building and robust cash flow but through careful selection brought in tenants with the ability to draw significant traffic to the site. Beckley Morris transformed the historic Dallas property by taking over leasing from the previous broker and quickly backfilling over fifty five thousand square feet with local tenants Zouk Nightlife and Draftpicks among others.

///The firm explored a variety of options to revitalize an uptown property which had been vacant for 30 years. The repositioning project yielded the landlord $1.6 million in increased value for the property, a 35% jump in rental rates, and dramatically improved visibility and interest in the property. Beckley Morris obtained these benefits by utilizing industry specific knowledge to secure a variance, negotiated a favorable remote parking agreement to increase the potential uses for the space, and sourced a high end f&b tenant well suited for the space and market at the time of transaction.

Bringing together a successful multi unit operator and a non-performing building in Downtown Dallas with untapped potential, the firm successfully assisted in creating a successful multi-story, multi-concept entertainment destination.
